A home inspection is defined as a non-invasive, visual inspection of the home. Although a home inspection is not technically exhaustive, through the InterNACHI Standards of Practice (SOP) we use the latest inspection tools and technology to examine the components as thoroughly as possible, and we provide you with further recommendations as needed. You will be provided a thorough written report of all findings, complete with color photos within 48 hours of the completion of your inspection. Reports are generated electronically and will be emailed. A printed copy can be mailed upon request.

The typical home inspection will take between 3-4 hours to complete, you and/or your agent are encouraged to be present, at least for the final hour, for an immediate verbal summary review of all pertinent findings.

The following is a partial listing of the systems and components observed during the home inspection.

Roof: roof covering (shingles, tiles, metal, etc.), flashing and sealing materials, skylights, chimneys, roof penetrations, ventilation, guttering.

Structural: roof, wall, floor structures, foundations of the house, and attached structures (porches, decks, patios, etc.).

Exterior and grounds: siding and trim, soffit and fascia, flashing, windows & doors, driveways and entrance walkways, grading of the ground around the house.

Electrical: service equipment, general circuit wiring, distribution panels, disconnect panels, light fixtures, ceiling fans, switches & receptacle outlets, GFCI and AFCI breakers

Heat & A/C: air conditioning and heat pump equipment, electrical supply, air handler and furnace equipment, condenser and evaporator coils, condensate drain, supply and return ducting.

Plumbing: water heater, water supply piping, hose bibs, waste and vent piping, fixtures, toilets, sinks, showers and tubs.

Interior: walls, floors, ceilings, windows and doors, fireplaces, stairs

Appliances: oven, dishwasher, garbage disposal, range, vent hood, microwave 

Garage: floor, walls, ceilings, garage door openers.

The following list of services are available at an additional cost. These services are not included in our standard home inspection

Thermal Imaging: an enhanced view of various components showing surface-heat variations, which cannot be seen with the naked eye.

Sewer Scope: Determine the condition of the property’s sewer line and to confirm the system is functioning properly.

Mold Sampling: Inspector will come to collect samples from the areas where mold growth has been confirmed based on a sample taken of the air or a solid surface.
