A home inspection provides an unbiased opinion of the condition of a property. It helps buyers to identify all the major and minor issues of the home, giving you the knowledge that you need to make the best decision for you and your family. A home inspection is not an appraisal and will not determine the home’s market value. It is also not a municipal inspection and does not verify local code compliance.

A Home inspection is usually scheduled after an offer has been made and accepted, but before the closing date. That way, the inspector can rule out any major defects or repairs that could be dangerous or costly.

Homebuyers should strive to learn as much as they can about the property before they purchase it. A home inspection may identify the need for major repairs or builder oversights, as well as the need for maintenance to keep the home in good shape. Through the home inspection process, homebuyers will have a better understanding about their prospective house, which will allow them to make decisions with confidence.

A home inspection report has photos and notes highlighting any damages or other areas of concern observed during the inspection. The inspection classifies each section based on its condition and the urgency of repairs also using a color-coded system to make it easier to follow the report. The standard home inspector’s report will cover the condition of the home’s HVAC system (temperature permitting); interior; plumbing system; electrical system; the roof, attic and visible insulation; walls, ceilings, floors, exterior, windows and doors; and the foundation, basement and structural components.

There is no set time. Depending on the home’s age, size, and location, as well as the home inspector’s own protocols and ethic, your home inspection may take three to four hours. More time may be needed if any additional services are requested such as mold sampling, or a sewer inspection.

Although it is not required, we highly recommend that you are present during the home inspection, at least the last hour to get the most value from your inspection. When you are present during the inspection this allows you to observe the process and ask any questions of concern right then and there to get a better understanding of the condition of the home and how to maintain it.

A professional home inspection is an examination and objective assessment of the current condition of a house. A home inspector will not “pass or fail” a house, but rather describe its physical condition and indicate what components and systems may need maintenance, major repair, or replacement. It would be up to the buyer if they are willing to take on these repairs, or negotiate with the seller to either  repair or reduce the asking price before selling.

Keep in mind that no house is perfect. Every home inspection may identify issues with the property and the inspector will communicate the severity of the issues found. The home inspector’s goal is to leave their clients with a deeper understanding of their prospective home, so the client can make a confident decision as they continue their home buying process. The client should be fully aware of any issues, risks, or health concerns that may impact their decision.

No, the decision to buy, or not, is strictly up to you. A home inspector can not provide advice to purchase the home, but will provide you with the information via an inspection report to make an educated decision. The home inspection report is not legal advice.

If you’re present at the conclusion of the inspection we’ll sit down and go over the report verbally. Reports are generated with pictures and are completed usually the same evening as the inspection. Normally you can expect your report within 24-48 hours.
